| 摘 要： | 自农村房地一体不动产确权登记工作启动以来,由于各地的基础工作实际情况不一,该项工作一直面临着工期短、任务重、缺少工作底图基础数据、权籍调查入户取证困难等痛点问题。作者所在单位参与了台州市天台县农村宅基地及住房确权登记发证项目,提出了将倾斜摄影技术应用于房地一体不动产确权登记,通过无人机倾斜摄影技术建立实景三维模型,并基于实景三维模型开展权籍调查和不动产测量,解决了工作底图缺少、入户困难等问题,实现了宅基地和房屋等不动产基础权籍数据的“非现场”内业采集,提高了作业效率,节省了外业成本,能有效降低总体工时。

| Abstract: | Since the start of the real estate right confirmation and registration of rural real estate integration,due to the fact that the strength of basic work varies from place to place,this work was faced with the problems such as short construction period,heavy task,lack of basic data of working base map,difficulty in obtaining evidence through right registration investigation,etc.This paper puts forward the application of tilt photography technology in real estate right registration during the registration and certificate issuing project of rural homestead and housing right confirmation in Tiantai County,Taizhou city.3D model of real scene based on UAV tilt photography technology was applied to carry out the title survey and real estate measurement,and solve the problems such as lack of working base map and difficulties in entering buildings,which realized the"off-site"in-house collection of real estate basic ownership data such as homestead and house,improving the operation efficiency,and effectively reducing the overall working hours. |
