摘    要:在我国的城镇基准地价评估中,通常采用回归统计模型。这类模型属确定型数学模型,受主观影响较大,不能全面准确地模拟地价与其影响因素之间复杂的非线性关系,且评估工作量大,不易实现评估自动化。在此探讨了应用人工神经网络技术建立城镇基准地价评估模型的理论、方法和步骤,分析和研究了模型优化方法,并通过实例验证了模型的适用性和可靠性。研究表明,3层结构的基于误差反传算法的BP网络模型,能较好地模拟城镇基准地价与其影响因素之间的复杂关系。

Abstract:In China,we usually employ the regression statistical model to appraise urban base land price.This type of model belongs to fixed mathematical models and is greatly influenced by subjective factors.It cannot thoroughly and accurately simulate the complicated nonlinear relations between the land price and its affecting factors,and moreover,the appraisal workload is big and the automation is difficult to realize.The related theories,methods and procedures in establishing an urban base land price appraisal model based on artificial neural network are discussed.Some key technical issues are analyzed and researched in detail.In the end the applicability and reliability of the established model are validated by a practical appraisal case.It is concluded from this research that an error back-propagation network model can properly simulate the complicated relations between the urban base land price and its affecting factors.
