摘    要:战后,日本的土地价格持续上涨,出现所谓“土地必定升值”的土地神话。特别是在80年代中后期的地价高涨中,以东京为首的几个大城市区域的地价一下子上涨了数倍之多。但是90年代初地价开始暴落,长期流行的土地神话终于沉寂。本文从地理学的角度出发,考察研究日本战后土地价格发展变化的时空分布特点,并分析探讨各种要素对地价涨落及其时空分布特点形成的影响。

Abstract:The land price in Japan had been going up continually for nearly forty years since 1950's.Thus came out the myth that "land prices are bound to go up". Especially in the period of late 1980's, the land prices in the metropolitan areas soared even more than threefold. But from the early 1990's, land prices began to fall steeply and the so called "continually rising land price"myth is also disappeared. From the angle of geography, this paper examined the time-space distribution characteristics of the land price changes in postwar Japan, and went further into the cause of formation of the factors influencing the land price changes and their time-space features.
