Intraurban migration theory suggests that locational decisions are a function of housing subsectors, defined by quality, price, location, and tenure. The development of foreign ghettos in German cities is expected to increase if the intraurban migration and emigration-immigration behavior of Germans and foreigners is different among housing subsectors. In D'bsseldorf, five housing subsectors are present. Only the German population indicates differentiation between sectors. Differences in the individual foreigner nationalities are small, and the number of each group resident in a sector is the best indicator of future migration. On the basis of four years of migration data for a typical German city, it is projected that future ghetto formation in West Germany will be slow and hindered by the tight German housing market.  相似文献

This paper investigates the role of housing age in constraining residential mobility, measured as the percent of households that have moved into their homes in the past 15 months. The leading explanation for why mobility rates differ so much among regions of the United States has been the overall level of growth. The present analysis shows that the growth effect operates through both the newness of population (migration) and the newness of housing available for occupancy by all local residents. The posited explanation for this housing age effect is that progressively older units contain increasingly settled occupants, yielding fewer opportunities for in-movers in areas with older housing. It is empirically demonstrated that households in older housing have lower likelihood of recent mobility even after controlling for age, tenure, migration status, and state location of residence. The analysis reveals the temporal interdependency of mobility, migration, person age, and housing age.  相似文献

利用社会-人口统计学研究方法,以问卷调查结果为基础,从自置房和租赁房、资助房和商品房两个层面,分析住房产权分异影响因素,研究发现社会经济特征变量与组织变量对住房产权分异都有显著影响,尤其是组织变量对资助房与商品房产权分异的影响更显著.家庭社会经济特征,如户主年龄、婚姻状况、家庭规模和家庭收入对产权分异的影响基本与西方类似.国有单位和工龄长的职工,享受资助房的机会相对较多.目前的住房制度改革集中在住房的私有化和大规模的商品房开发建设上,应更加关注新形势下住房分配的不平等.  相似文献

作为家庭生命历程中的重要事件,住房产权转换与家庭特征变化、个人与工作单位的关系以及区域住房市场环境变化紧密相关。采取事件史分析方法,将住房产权转换与个体生命历程中的重要事件关联起来,分析住房产权转换的影响因素。对住房产权转换的持续期的研究发现,处于租房状态下的住户改变产权状态的愿望较强,但产权一旦进入自有状态,居民改变产权的愿望就会降低;从住房产权的生存时间来看,最终向全部产权转变的生存时间最长,其次是向资助产权的转变,最短的是向租房产权转变;通过建立COX’s比例风险模型分析发现,家庭生命周期变化和组织变量对住房产权转换的影响都非常显著,说明在中国特殊背景下,住房产权的转换不仅与家庭基本特征变化密切有关,还与个人单位的基本特征密切相关,这正是转型时期计划体制和市场分配体制双重力量相互作用的结果。  相似文献

"Drawing on analyses of commuting data from secondary sources as well as on selected results from a research project on long-distance commuting in Britain, this article investigates the extent to which, and why, households may choose to substitute longer distance commuting for migration. Reasons for long-distance weekly commuting, and associated advantages and disadvantages from individual, household and employer perspectives, are outlined. The evidence points to increasing complexity in home and working lives, with important implications for housing, transport and human resource management policies, as well as for family life."  相似文献

基于2007年在广州、武汉、西安3个大城市的低收入社区开展的大型入户调查数据,在社区尺度探究了中国大城市低收入社区中不同社会经济群体间的住房分异情况,并分析了在社会经济转型背景下的制度因素(如户口、邻里类型、雇主类型等)和市场因素(如社会群体、年龄、受教育程度、家庭收入、职业等)对住房产权和居住条件的影响。通过计算泰尔指数发现,大城市低收入社区中不同群体间和群体内的住房分异情况都较显著,但群体内部的差异较群体间的差异更为明显。对住房条件的多元回归分析结果表明,低收入社区不同社会群体的住房条件在不同程度上受到制度因素和市场因素的影响。制度因素对住房面积等难以在短时间内改变的住房条件的作用较市场因素更显著,而市场因素对于住房设施等较易改变的住房条件的影响要比制度因素明显。  相似文献

Local taxation reform is back on the agenda in the light of the recent Local Government Bill. In reviewing the literature on the council tax, it is noted that researchers tend to view this from one of two perspectives: either as a fiscal policy, focusing on the tax burden, or as a housing policy, focusing on the property price valuations. Recent debate on council tax reform has gone as far as suggesting that there are regional inequities in the council tax, but what tends to be neglected remains the council tax incidence at the local scale. A research agenda is proposed here as a means of promoting geographically conscious inter-disciplinary research on local taxation.  相似文献

Summary In 1971 under half of London's young people, then living with their parents, lived in households that owned their homes, while well over half lived in rented housing. By 1991, now no longer living with their parents, less than a quarter of these young people were tenants. This paper identifies the components of that intergenerational tenure mobility, distinguishing between home ownership in more, and less, 'desirable' wards, and quantifies the role of migration in mediating the overall changes in Londoner's housing market status between 1971 and 1991. It analyses the moderating factors contributing to housing status mobility, such as labour market mobility and household type, and assesses the differential impact of these processes on men and women. ONS Longitudinal Study data for the period 1971–91 are analysed. Findings are that the aggregate changes concealed a range of housing careers. In particular, in-migrants fared less well in the London housing market than in its labour market.  相似文献

1970年代后生命历程分析成为贯穿居住选择微观研究的核心方法。住房权属选择和居住流动是西方居住选择微观研究的主要内容。西方研究大多为应用生命历程观念将住房权属转换和居住流动决策与家庭生命历程和住房市场中的重要诱因联系起来,发现家庭特征、家庭生命周期变化和住房市场环境等都是居住选择的重要影响因素。对比西方的研究,中国城市居住选择微观研究非常缺乏,一些研究发现除了家庭特征和住房市场特征外,政府和工作单位的影响非常大。  相似文献

This article develops an innovative and flexible Bayesian spatial multilevel model to examine the sociospatial variations in perceived neighborhood satisfaction, using a large-scale household satisfaction survey in Beijing. In particular, we investigate the impact of a variety of housing tenure types on neighborhood satisfaction, controlling for household and individual sociodemographic attributes and geographical contextual effects. The proposed methodology offers a flexible framework for modeling spatially clustered survey data widely used in social science research by explicitly accounting for spatial dependence and heterogeneity effects. The results show that neighborhood satisfaction is influenced by individual, locational, and contextual factors. Homeowners, except those of resettlement housing, tend to be more satisfied with their neighborhood environment than renters. Moreover, the impacts of housing tenure types on satisfaction vary significantly in different neighborhood contexts and spatial locations.  相似文献

居民在住房市场上的迁居决策和劳动力市场上的工作迁移决策,是城市空间结构塑造和演化的重要微观因素。本文以2009 年北京市城市居住环境评价和偏好选择抽样调查问卷为基础,探讨了居民居住迁移和工作迁移决策的协同性及其异质性,结果发现:居民居住迁移决策和工作迁移决策是一个存在正向相互联系的协同决策过程,而非两个独立的决策过程;居住迁移和工作迁移决策的正向反馈强度随着微观主体住房产权、户籍和家庭就业结构等状况的不同而具有异质性,非北京市户籍、租房户和单职工家庭居民的居住迁移和工作迁移的正向相关关系要显著大于有北京市户籍、购房户和多职工家庭居民,并且不同社会经济属性的居民其居住迁移决策和工作迁移决策的影响因素也具有异质性。  相似文献

ABSTRACT

Based on a large-scale household survey conducted in six large Chinese cities, this study is among the first attempts to juxtapose factors related to institution, market, and demography to examine the complex patterns and mechanisms of housing differentiation and housing poverty in low-income neighborhoods, which are conventionally conceived as homogenous substandard settlements. Results of Theil indices and multivariate regression models convey several interesting findings. First, the forces of the market and the State have projected different impacts on various aspects of housing status. Institutional factors had significant impacts on some costly and durable housing indicators such as housing tenure and housing area, while market forces have swiftly transformed the most malleable aspects of housing conditions, such as housing facilities, and will eventually replace some institutional legacies. Second, within-group housing differentiation is more palpable than between-group housing differentiation, suggesting that low-income neighborhoods in large Chinese cities are fluid and heterogeneous. Third, different institutional elements have different impacts on housing poverty. The well-functioning market remuneration system helps reduce the risk of housing poverty, yet working poor remains a severe problem. These findings can inform policies promoting social mix and housing affordability.  相似文献

以住房子市场理论为框架建立研究假设,用主成份分析和聚类分析法刻画厦门市的住房市场特征。对住房类型子市场与聚类划分子市场进行对比分析,并采用Hedonic多重回归法对不同子市场划分方式的合理性进行验证。在此基础上,采用特征价格函数和子市场样本密度分布展开空间分析。结果显示:厦门市区划分为四个住房子市场,由城市中心地区向外呈现非均衡的层级化空间分布特征。城市中心与外围局部地区子市场的极化分布形成了"空间分割",降低了住房消费的空间替代性。多元产权结构下的市场环境、非均衡的住房用地拓展以及缺乏弹性的住房开发控制共同导致了空间分割。充分认识住房市场的结构与特征,将有助于提高城市住房公共政策的效率。  相似文献

以问卷调查数据为基础,引进决策树分析方法,讨论了北京市城市居民通勤距离模式。研究发现:第一,在设定的修剪纯度下,北京城市居民通勤距离远近与出行工具、居住地变更、职业、居住地就业率、最小孩子求学状况、住房面积、家庭月收入、机动车利用状况密切相关;第二,在影响城市居民通勤距离的变量中,出行工具变量的重要性最大,其次是住房面积变量、最小孩子求学变量,再次为居住地变更变量、职业变量,家庭月收入变量为第四等级,机动车使用变量和本地就业率为第五等级。第三,因住房产权复杂性、迁居原因的多样性、被动郊区化以及生产、育儿福利及家庭内部事务分工等因素的影响,住房面积、迁居史、家庭生命周期、职业与通勤距离的关系与国内已有结论相悖,部分变量因子对短距离通勤具有决定性影响,部分变量对于长距离通勤有决定性影响。  相似文献

在对福州"三坊七巷"历史街区居民深入调查的基础上,运用Logit模型对历史街区内居民的保护态度的影响因素进行研究,认为居民的性别、年龄、婚姻状况、人均住房面积、住宅状况及居民对保护政策的知晓度对居民保护态度产生重要影响,而文化、收入、居住时长、工作状况、房屋性质对居民的保护态度影响不显著.在此基础之上对这些因素进行分析.最后,针对研究结果给出了实践启示,同时指出了研究中存在的不足和未来的研究方向.  相似文献

Perimetropolitan regions of Australian cities have been represented as populated predominantly by lower income, first-home buyers who endure poor accessibility to jobs and services as the cost of obtaining a foothold in housing markets. Perimetropolitan regions may be conceived as consisting of outer suburban, periurban, and exurban residential settings, each of which offers different combinations of housing costs and environmental amenity. These combinations influence the characteristics of people who choose to locate in the three settings. Based on a survey of more than 600 households that chose to settle in Sydney's perimetropolitan region in 1991, this paper compares and contrasts sociodemographic, housing tenure, journey-to-work, and choice factors of movers. Their profiles are broadly consistent with expectations, but there is much heterogeneity within settings and overlap between them. Representations of the Australian outer city as a region of deprivation retain merit, but with considerable qualification.  相似文献

In Scotland the majority of the population are accommodated in local authority housing and, as most of the unfit pre-war housing is removed, attention is increasingly being focused on the worst parts of the post-war council stock. Attempts to establish quantitative definitions of the quality of such residential environments, however, have been hampered by the inapplicability of traditional indicators and a widespread failure to consider the views and preferences of residents. In an earlier paper a methodology which overcomes both of these difficulties was presented (Pacione 1982). This report demonstrates the application of the technique to evaluate the quality of the residential environment in a high-rise public housing development in Glasgow.  相似文献

Recent studies focused on Canadian metropolitan areas suggest that growing income inequality underlies problems of housing affordability for low- and moderate-income earners. This article investigates how unprecedented commodity-led economic growth between 1991 and 2011 has impacted housing affordability in five resource-driven agglomerations in Canada. Housing affordability is analyzed across income quintiles, looking at income, housing costs, tenure, housing quality, and housing debt. Using Statistics Canada Census microdata, we find that low- to mid-income earners faced the fastest relative increase in housing costs between 1991 and 2011, combined with small income gains over that period. Homeowners in the lowest income quintiles seem particularly vulnerable when carrying a mortgage, with economic volatility engendering greater risks of housing market contractions or job loss over time. Whereas previous literature has emphasized housing vulnerability in large metropolitan areas, the results highlight new patterns of risk-laden housing-related vulnerability in resource-driven regions in Canada.  相似文献

As one of the most ecologically sensitive issues in the world,migration now plays an important role in population growth on the Qinghai-Tibet Plateau.To promote sustainable development in the world's third pole,it is necessary to investigate population migration on the Plateau.Using 2010 census data,a spatial database of county-level migrants on the Plateau was constructed,and migrants were divided into short-distance and long-distance migrants according to the hukou-registered origins.Measuring migration intensity allowed the spatial pattern of population migration on the Plateau to be ascertained.The driving factors were identified using spatial regression models,and the main conclusions are as follows:(1)In 2010,there were 1.23 million inter-county migrants on the Qinghai-Tibet Plateau,and the overall migration intensity reached 10.50%.There existed significant spatial differences in population migration intensity on the Plateau at that time,and the provincial or prefectural capitals were attractive destinations for migrants.Northwestern Qinghai,which boasted min-ing industries,constituted a significant spatial cluster with a relatively high migration intensity.However,most areas on the Plateau attracted relatively few migrants,especially in western and northern parts of Tibet,which were sparsely populated and uninhabitable.(2)There were 0.95 million short-distance migrants and 0.28 million long-distance migrants.The short-dis-tance migration intensity was 8.14%,while the long-distance migration intensity was only 2.36%.Short-distance migration was the main form of population migration,with a pattern similar to the layout of overall population migration intensity.Only a few county-level units strongly attracted long-distance migrants,which were mostly distributed in northwestern Qinghai.(3)Economic factors were considered fundamental drivers for migrants to live on the Plateau.Destinations with high levels of economic development and more opportunities in non-agricultural jobs proved more attractive for migrants.For short-distance migrants,ur-banization level also proved a considerable driving factor for in-migration.However,long-distance migrants were mainly affected by the job chances of the secondary industry on the Qinghai-Tibet Plateau.  相似文献
