Abstract

Vulnerability resulting from debt is part and parcel of the risk society and a salient characteristic of current neoliberal times under financialized global capitalism. Rising indebtedness increases the susceptibility of homeowners to housing and labor market restructuring, and if the degree of leverage is very high, can threaten the solvency, living standards, and social stability of local communities. However, very little is understood regarding how levels of household indebtedness are spatially distributed within or across cities, and how private debt maps onto the geography of race, class, housing, urban form, and other social variables, especially outside of the United States. It remains unknown whether and how higher and unsustainable levels of indebtedness might be associated with urban growth, decline, suburbanization, gentrification, immigration, racialization, and/or greying. This article examines the spatial distribution of household debt in Canadian cities at multiple scales of analysis. It analyzes how levels of household debt relate to a number of key socio-demographic and housing variables from the census, including those related to changes occurring over the 2000s. It simultaneously models the geography of debt at the metropolitan and neighborhood scales using multi-level hierarchical linear modeling methods, and in doing so, it identifies some key drivers and correlates of household debt and the scales at which they operate. The article concludes by discussing the implications of the empirical findings for understanding the role of the emerging urban debtscape in the restructuring of the social geography of the city.  相似文献

In this paper, we explore a “grassroots” neighborhood revitalization effort engendered at the national scale without regard to local geographies of race and class. Specifically, we examine the Harambee Great Neighborhood Initiative, convened by the well-known nonprofit Habitat for Humanity together with Milwaukee’s Local Initiatives Support Corporation, in Milwaukee, Wisconsin. Drawing from participant observation, analysis of print and digital media, volunteer surveys, and interviews with area residents and local nonprofit representatives, we demonstrate the ways in which the six-year program of planning and neighborhood development was conceived and driven by an extra-local nonprofit with significant blind spots to local and organizational politics of race and without sufficient collaboration with the Harambee community. Our analysis points to the importance of race in nonprofit governance and community revitalization efforts. Moreover, we contribute to urban geographic scholarship on nonprofit governance by examining the dynamics of privilege, inclusion, and exclusion as they relate to practices of engagement and volunteerism in nonlocal “grassroots” projects.  相似文献

在跨地区生计及其变迁的视角下,将流动人口在流入地和流出地城镇的住房状况有机结合,借助2016年中国流动人口动态监测调查数据和相匹配的城市特征数据,运用描述统计和多层次回归模型,探究流动人口城镇住房分层的特征及其影响因素。结果发现,流动人口的城镇住房已形成了一个从低到高依次由无城镇产权房、有城镇产权房(流出地或流入地城镇产权房)和多区域城镇产权房构成的“三阶四级式”的“金字塔型”结构。模型结果显示,流动人口个体及家庭的社会经济条件和流出地的区位禀赋是其实现城镇住房自有的重要基础和财务支撑,流入城市的经济发展水平、房价和城市规模仅对流入地和多区域城镇产权房有显著影响。因此,本文挑战了流动人口住房条件差的刻板印象,并吸引人们关注流动人口跨地区生计及其变迁对其城镇住房的影响,拓展了当代中国城镇住房分层研究的视角。  相似文献

基于2007年在广州、武汉、西安3个大城市的低收入社区开展的大型入户调查数据,在社区尺度探究了中国大城市低收入社区中不同社会经济群体间的住房分异情况,并分析了在社会经济转型背景下的制度因素(如户口、邻里类型、雇主类型等)和市场因素(如社会群体、年龄、受教育程度、家庭收入、职业等)对住房产权和居住条件的影响。通过计算泰尔指数发现,大城市低收入社区中不同群体间和群体内的住房分异情况都较显著,但群体内部的差异较群体间的差异更为明显。对住房条件的多元回归分析结果表明,低收入社区不同社会群体的住房条件在不同程度上受到制度因素和市场因素的影响。制度因素对住房面积等难以在短时间内改变的住房条件的作用较市场因素更显著,而市场因素对于住房设施等较易改变的住房条件的影响要比制度因素明显。  相似文献

This article seeks to better understand geographic manifestations of housing foreclosure, moving beyond the usual portrayal that highlights, e.g., race/ethnicity and income. We depart from the usual analytical strategy which centers on factors that subsume high proportions of variance. Instead, this is the starting point for considering constellations and idiosyncratic but formative characteristics—contingencies—that further understanding of, e.g., why two households with identical attributes experience different outcomes. Empirical focus is on Columbus Ohio, 2003–2007. Regression analysis identifies central tendencies, followed by regression tree procedures that reveal variable combinations which alter correlational expectations. Unique areas are examined by neighborhood reconnaissance, exploratory data analysis, interviews, and archival research. Relevant factors include race/ethnicity and socio-economic characteristics. Beyond that, differing variable combinations lead to different outcomes, as do processes such as neighborhood life cycle, institutional actions/involvement, and year of home purchase/construction relative to housing de/inflation and mortgage market characteristics.  相似文献

作为家庭生命历程中的重要事件,住房产权转换与家庭特征变化、个人与工作单位的关系以及区域住房市场环境变化紧密相关。采取事件史分析方法,将住房产权转换与个体生命历程中的重要事件关联起来,分析住房产权转换的影响因素。对住房产权转换的持续期的研究发现,处于租房状态下的住户改变产权状态的愿望较强,但产权一旦进入自有状态,居民改变产权的愿望就会降低;从住房产权的生存时间来看,最终向全部产权转变的生存时间最长,其次是向资助产权的转变,最短的是向租房产权转变;通过建立COX’s比例风险模型分析发现,家庭生命周期变化和组织变量对住房产权转换的影响都非常显著,说明在中国特殊背景下,住房产权的转换不仅与家庭基本特征变化密切有关,还与个人单位的基本特征密切相关,这正是转型时期计划体制和市场分配体制双重力量相互作用的结果。  相似文献

转型时期我国城镇居民主要通过市场竞争机制和科层分配体制来获取个人住房,获取稀缺的住房资源的途径和机会的差异在一定程度上反映了住房不平等和社会分化。处于体制转型时期的中国城镇,制度、市场和家庭因素等多重因素相互交织,共同影响中国城镇居民住房选择。以覆盖全国88 个城镇的《中国综合社会调查(CGSS)》(2005 年城镇部分) 调查资料为基础,本文分析了转型背景下中国城镇居民住房类型分化及其影响因素,研究发现:改革 开放30 多年以来,中国城镇的住房自有率大幅度提高,其主要原因从1998 年前的公房房改政策向1998 年后住房市场化政策转变。家庭生命周期、家庭收入、户籍、单位性质、职业等变 量显著影响住房选择,体现市场与制度对住房资源分配的双重影响。经济发达地区由于住房资源紧缺、住房价格高,居民住房承受能力差异较大,工作单位性质、户籍和家庭生命周期变量对住房选择的影响更显著。随着住房市场化进一步发展和住房制度改革的逐步深入,地方政府应逐步放宽社会住房的享受标准,尤其是户籍限制条件;开发商应更关注社会经济快 速转型背景下的家庭结构变化及其对居住偏好的影响。  相似文献

以广州都市区1 361个社区的第六次人口普查住房数据为基础,从住房的建成年代、建筑结构、户均建筑面积、住房生活设施4个方面构建居民住房条件评价体系,分析其空间分异格局与形成机制。结果表明: 广州市居民住房条件由中心向外围逐渐提升,具有“圈层基础上的多核心”式空间分异结构; 户均建筑面积和建成年代是决定其住房条件差异的2项重要指标,旧城的住房条件异质性最高; 城市发展的历史进程、互换效应和过滤效应、高房价和高地价影响和强化了住房条件分异格局,制度性因素、政府决策和市场力量同时起到了引导和推动作用。  相似文献

Principal components analysis of small-area data provided by China's 2000 Population Census shows that major new economic and social forces largely shape the spatial composition of housing in Guangzhou. This is generally manifested in a series of concentric rings: the old urban core, the middle zone of reform housing, and the outer ring of new commodity housing. In addition, urban villages punctuate the metropolitan landscape. Corresponding analysis of sociodemographic attributes depict a metropolis in transition, with market elements and choice-based housing decisions beginning to impinge on the urban fabric. However, the deeply entrenched socialist institutions established during the early years of the People's Republic ensure the continuing dominance of the workplace and occupational attributes as factors structuring China's metropolitan space.  相似文献

本文把新城市贫困度量指标从经济领域拓展到社会文化等领域,利用广州市2005年最低保障统计和五普数据,采用因子分析法计算街道层面贫困主因子和综合贫困得分,并对得分大于全市平均水平的街道进行聚类,划分出"外围工人相对集中的贫困区、邻近核心就业不理想的贫困区和内城核心住房设施匮乏的贫困区"三种类型。结合三类代表社区的问卷访谈、综合调研和社区发展分析,发现计划和转型两个时期,体制和市场的双重因素共同作用,深刻改变或影响了社区的物质和社会特征,最终导致贫困地域产生明显的特征分异。  相似文献

ABSTRACT

Homeownership attainment is often seen as the first step in climbing the housing ladder and the building of wealth through acquisition of housing equity. While a number of authors have examined the issue of homeownership switch in China under market transition, the present paper is probably the first study on the extent of housing improvement in conjunction with and after the attainment of homeownership. Based on a household survey conducted in 2010, the study shows that ownership attainment in Guangzhou is generally accompanied by marked housing improvements, and subsequent moves bring further but percentage-wise much smaller improvements. While institution-related factors such as nature of work unit and occupational status might continue to be important, their effects on housing improvements are likely to be felt mainly through the income variable. But hukou status remains significant. More specifically, former peasants on the urban–rural fringe with claim to landownership rights have benefited most from the market-oriented land and housing reform.  相似文献

中国市场经济的改革伴随着社会阶层的分化和社会空间的重构,社会空间异质性增加。以中产阶层为主流大军的中产阶层化已成为一个全球化的社会空间现象。文章在地理学、规划学和社会学视角下,基于对1980年以来中国中产阶层空间分异相关研究成果的数据统计,将其划分为3个时期:1)1980―1989年,以西方社会阶层理论引入及国内社会阶层定性讨论的萌芽期;2)1990―2004年,为西方城市社会空间理论引进及中国城市社会空间结构研究的探索期;3)2005年至今,为城市社会空间结构实证研究及城市社会空间分异研究的发展期。文章总结了主要研究内容和研究方法,提出未来中国中产阶层空间分异研究的重点应集中于:转型期中产阶层研究的理论构建、全球化与中产阶层生活方式以及中产阶层聚居区研究等方面。  相似文献

Based on a large-scale household survey conducted in Nanjing in 2005, this study examines housing differentiation between and within groups defined by different socioeconomic characteristics and analyzes institutional and market determinants of housing differentiation under market transition. It is worth noting that, although the degree of housing differentiation between different socioeconomic groups is high, the differentiation within each group is even more significant. This suggests an intensified housing differentiation in the Chinese city. Institutions inherited from the socialist period and the emerging market mechanisms are intertwined to contribute to housing differentiation after the introduction of housing reform. In the postreform era, whereas some institutional factors were weakened, other institutional factors such as the hukou system and the work unit system continue to be significant. Furthermore, similar to other postsocialist countries, the pattern of housing inequality in prereform China remains and even consolidates after economic reforms; that is, vested groups continue to enjoy better housing conditions under a market economy, and the disadvantaged groups are entrapped in a housing predicament. Nevertheless, market factors have also become decisive, which is mainly reflected in the significant housing differentiation between groups categorized by educational attainment and household income.  相似文献

China's rather unique pattern of housing market segmentation under market transition impinges directly on residential location and relocation. Drawing upon data from a sample survey, this paper analyzes the pattern of residential moves resulting from commodity housing construction in a major Chinese city, Guangzhou. Most moves are of short distance, although the general direction is towards the urban periphery. Danweis and the municipal housing bureau, rather than the market per se, are the primary driving forces behind suburbanization in China today.  相似文献

门禁社区作为一种全球现象引起了学界的广泛关注。当前研究中,空间、制度、经济和社会维度是学者们关注的焦点,对门禁社区的文化分析则相对薄弱。研究基于我国社会情境,从“边界”和“家”这两个不同,却又相互交织的理论视角出发,探讨围墙的意义和家的构建,对国际范围内关于门禁社区的争论提供文化的视角。研究发现,“家”的构建是通过创建“边界”来实现的。门禁社区的围墙和大门不仅仅是物质性的边界,更是一种社会和文化建构,它构建了“家”,同时也成为围墙内外居民争夺“家园”的象征。  相似文献

ABSTRACT

Based on a large-scale household survey conducted in six large Chinese cities, this study is among the first attempts to juxtapose factors related to institution, market, and demography to examine the complex patterns and mechanisms of housing differentiation and housing poverty in low-income neighborhoods, which are conventionally conceived as homogenous substandard settlements. Results of Theil indices and multivariate regression models convey several interesting findings. First, the forces of the market and the State have projected different impacts on various aspects of housing status. Institutional factors had significant impacts on some costly and durable housing indicators such as housing tenure and housing area, while market forces have swiftly transformed the most malleable aspects of housing conditions, such as housing facilities, and will eventually replace some institutional legacies. Second, within-group housing differentiation is more palpable than between-group housing differentiation, suggesting that low-income neighborhoods in large Chinese cities are fluid and heterogeneous. Third, different institutional elements have different impacts on housing poverty. The well-functioning market remuneration system helps reduce the risk of housing poverty, yet working poor remains a severe problem. These findings can inform policies promoting social mix and housing affordability.  相似文献
