住房成本和通勤成本是城市空间结构中两个相互关联的内生变量。居民在进行居住区位 选择时, 会在这两者之间进行权衡, 从而形成住房价格、建筑密度和通勤行为在空间上的变化规 律。本文回顾了通勤成本和住房成本间的理论均衡关系, 探讨了各种现实情况是如何影响这个理 论关系的; 并利用大规模调研所采集的北京市微观个体数据, 提供了这一互动关系的一些定量证 据; 最后从两个角度探讨了这种互动关系在城市管理的公共政策方面的宏观含义: 考虑通勤成本 后的住房支付能力评价, 以及就业与居住过度分离的社会效果分析。  相似文献

在不改变目前城市结构的前提下, 通过模拟居民的居住与就业区位的最优组合获取理论上的最小通勤, 过剩通勤是实际通勤成本与最小通勤成本之间的差值, 它反映了城市通勤效率和潜力。利用线性规划函数, 以广州市为例, 利用2001 年和2005 年家庭调查问卷数据, 计算两年的过剩通勤分别为58.41%和44.74%, 这部分通勤是可通过优化居住与就业的区位组合而理论上可节约的。过剩通勤与家庭社会经济特征有关, 尤其与家庭收入、户籍类型、 住房产权和类型等密切相关, 家庭结构分化和收入分化是产生过剩通勤的重要原因。除受模型假设产生的误差影响外, 过剩通勤的产生还受社会经济体制改革、城市规划与建设及个人 的居住与就业偏好等因素的影响; 住房、国企和土地等相关制度的改革导致城市居住与就业空间重组、城市规划较少关注小区域范围内居住与就业的平衡、个人的择居和择业偏好的变化, 这些因素相互影响、相互作用, 共同对过剩通勤的产生和扩大产生重要影响。  相似文献

住房制度改革背景下广州市居民居住偏好研究   总被引:1,自引:0,他引:1  
住房制度改革以前,国家控制着住房的供应,人们没有选择住房的自由。改革后,家庭越来越依靠市场来满足其住房需求,个人购买商品房的比例得以提高。择居自由度的增加意味着住房消费个体差异的扩大,居民住房偏好成为住房市场健康发展的重要影响因素,分析住房市场化下居民住房偏好及其影响因素有重要意义。采取表述性偏好正交实验设计和联合统计分析方法,对处在改革前沿的广州市居民住房偏好及其影响因素进行分析。结果表明:在居民住房选择中,居住区位和小区特征比住房本身更重要;居住小区特征中,居民最关注住房所在区域,老城区越秀和东山和城市新中心天河区成为居民偏爱之地,但不同收入家庭区域偏好有所差异,高收入阶层明显偏好于新中心区天河区,而低收入阶层却更热衷于老城区;住房价格和居室朝向是重要影响因素,居民明显表现出对低价格住房和南向居室的偏好;除此之外,相对较重要的因素还有小区治安、交通和生活便利程度;而房屋类型、房屋布局和物业管理重要性相对较小,但高收入阶层明显比低收入阶层看重物业管理。  相似文献

居住和就业的空间关系,既是城市居民日常生活的空间反映,也是评判城市空间合理性的重要准则。新就业大学生(取得专科及以上学历且工作未满3 a,在南京无自有住房且租房居住)、外来务工人员(收入低于2016年南京市人均可支配收入4166元/月,在南京无自有住房且租房居住)和中低收入人群(南京户籍,家庭人均可支配收入低于3074元/月,人均住房面积不大于20 m 2)等住房困难人群,普遍面临住房机会不平等的问题,职住关系也呈现出特殊性。论文基于南京市这3类住房困难人群的873份问卷数据,采用两步聚类法对通勤流向模式进行划分,基于多项Logistic回归模型探究通勤时间和通勤方式的影响因素,并以南京鼓楼区为案例解析住房困难人群的职住关系。结果表明:新就业大学生通勤流向主要为内部通勤,通勤时间最短,职住关系受通勤流向和工作单位影响;外来务工人员通勤流向主要为侧向通勤,通勤方式机动化程度最低,职住关系受通勤流向、工作单位和性别显著影响;中低收入人群通勤流向主要为侧向通勤,职住分离程度最高,职住关系主要受到住房类型的显著影响。以鼓楼区为例,论文进一步发现新就业大学生以交通条件为导向、外来务工人员以工作地为导向和中低收入人群以居住地为导向的职住关系。  相似文献

基于2020年12月福州市橘园洲社区居民的问卷调查结果与48 h活动日志,结合时间地理学理论,采用GIS 95%标准置信椭圆、点密度与叠置分析方法,从微观个体角度研究保障性住房居民工作日与休息日的工作、购物、休闲3类活动的空间特征及其对附近空间的利用情况,并使用多元线性回归分析其影响因素。结果表明:1)案例社区居民在工作日与休息日的活动空间差异较大,休息日居民内部差异大于工作日。2)从不同活动类型看,工作日活动内部差异性较小,整体呈现通勤距离短、依赖社区周边的特性;购物与休闲活动在工作日依赖社区周边,而在休息日均具有明显的空间拓展,且出行人数呈距离衰减。3)居民工作日活动受通勤距离、年龄与收入的显著影响,休息日活动受收入、家庭结构与文化程度的显著影响。4)与一线城市保障性住房选址在城市边缘集中的趋势不同,福州市仍有足够的空间使保障性住房的选址相对均衡。  相似文献

住房需求结构分析是制定住房政策和相关技术标准的基础。根据家庭收入、当前居住条件等指标来界定具有不同需求的居民群体, 以及确定适合各个层次的合理的住宅供给目标, 是住房政策中的一个具有重大现实意义的课题。为此, 从住房消费行为的微观视角出发, 对城市住房需求层次的定量划分以及需求结构的定量模拟问题进行了研究。首先, 分析了家庭人口、收入、当前住房面积、职业、住房区位、投资倾向和家庭结构变更预期等住房需求的影响因子及其相互作用关系。在此基础上, 提出了由住房需求层次模型和住房面积需求模型 相互嵌套而构成的住房需求结构的空间相互作用模型。其次, 运用北京市家庭住房需求的调 查数据, 对模型进行了检验分析。分析结果较好地再现了居民的住房需求, 不仅定量地给出了划分住房需求层次的适当门槛, 还揭示了不同需求层次的家庭在期待住房面积方面的数值差异。由此证明了通过住房需求结构的微观分析来确定相关需求主体的划分标准和住房面积 标准的可行性, 为住房政策研究提供了新的方法。  相似文献

运用评价模型对芜湖市各个片区的居住区位进行了评价,利用问卷调查方式所获取的资料对芜湖市居民的居住满意度和择居意向进行了分析,并探讨了居住区位优势度对商品房价格的空间分异、居民居住满意度、居民择居偏好区位的影响。结果表明,处于芜湖市中心的城中片区在居住区位方面的优势最高;其次是镜湖北片区;再次是城南片区、城东片区、开发区片区;三山片区最次。可见对一个拥有中等规模,新区刚刚开发的城市而言,发展历程越久的片区,其区位优势越强,且商品房价格越高,居民的居住满意度越高,更成为居民理想的择居区位。  相似文献

中国城镇住房分配从再分配体制向市场化为主的分配体制转变,深刻地影响政府、单位和市场在住房产权管理角色上的变化。利用广州市老八区的"五普"和"六普"数据,从住房产权结构变化、住房产权选择和住房产权空间形态等角度,分析政府、单位和市场在住房供应、分配和空间配置等住房产权管理中的角色变化。广州市2000年以来的住房产权结构变化反映了单位退出住房供应角色、政府保障房供应力度不够、市场成为最主要住房供应主体等特征。住房产权选择影响因素表明家庭与单位、政府之间的组织联系逐步弱化,与市场间的社会联系日益成为主导,家庭生命周期、家庭收入等体现家庭与市场间的市场联系变量成为城镇居民住房选择的最显著影响变量。住房产权空间形态重构表明,2000-2010年间,中心城区单位提供的体制内住房比重大幅度下降,并逐步被体制外住房所替代,政府提供的体制内住房则向郊区或近郊区形成集聚,导致体制内外住房空间布局出现一定"倒置",住房来源过度市场化、住房供应主体变化和级差地租等因素是其重要形成原因。研究还显示,单位不再承担住房供应任务后,尽管政府在住房调控上起到重要作用,但未充分承担起住房供应任务,城镇居民住房来源"过度市场化"趋势。为此,政府应加大保障房建设力度,并在区位上力求分散、均衡和避免郊区化,以避免加重保障房社区居民居住空间和社会空间上的双重边缘化。随着城市住房市场化的深入发展,中国城市大规模的房地产开发和政府房地产调控政策的制订过程中,更应关注快速全球化、现代化和市场化背景下居民家庭结构、社会经济地位等体现家庭与市场间的社会联系的变量对居民住房选择偏好的影响。  相似文献

改革开放以来,伴随城市土地与住房市场化改革逐渐推进、郊区化与城市空间扩张不断加快、单位制度及单位大院的解体等,北京城市内部居住与就业的空间组织正经历着显著变化,从而导致通勤问题的产生以及城市通勤格局的显著变化。本文基于对北京市内10个典型居住区中600个家庭、842位就业居民的日常通勤行为问卷调查数据,比较城市内部不同居住地域居民通勤格局的差异性,以期折射北京市居住与就业空间重构的微观过程。研究表明:(1)城市内部不同居住区居民的通勤行为存在显著差异性;(2)不同类型单位居住区通勤格局呈现出明显的分化;(3)老城区旧居住区中相当比例的长距离逆向通勤,以及郊区新建商品房以及政策性住房居住区中较高比例的长距离内向通勤,反映城市职住分离现象的出现。  相似文献

利用社会-人口统计学研究方法,以问卷调查结果为基础,从自置房和租赁房、资助房和商品房两个层面,分析住房产权分异影响因素,研究发现社会经济特征变量与组织变量对住房产权分异都有显著影响,尤其是组织变量对资助房与商品房产权分异的影响更显著.家庭社会经济特征,如户主年龄、婚姻状况、家庭规模和家庭收入对产权分异的影响基本与西方类似.国有单位和工龄长的职工,享受资助房的机会相对较多.目前的住房制度改革集中在住房的私有化和大规模的商品房开发建设上,应更加关注新形势下住房分配的不平等.  相似文献

Desertification is a global phenomenon that affects about two billion people. It occurs in arid zones where the annual precipitation is below 400 mm, partic- ularly in the marginal areas of the world's largest deserts. It is a result of water and wind erosion, over- grazing, global warm-ing, improper soil cultivation, and increased pressure ot population growth, and it causes degradation of soil and natural and agricultural vegetation. The direct result is less food for people and livestock, which influences pop- ulation and animal husbandry fluctuations. Despite ef- forts to combat and reduce desertification, the affected areas are annually increasing.  相似文献
