以居民消费行为与商业区位选择为研究目的,从消费者属性和商业环境双重视角,构建计量经济模型分析居民消费区位偏好和区位决策行为。研究表明,教育程度、职业类型、收入水平、交通出行方式和购物出发点等居民属性特征显著影响着居民消费区位的偏好,居民对区位、商品价格、服务质量、休息场所、配套设施、停车场等商业环境满意度的评价水平明显影响着居民的消费区位决策,但居民对交通条件、商业规模和商业氛围等满意度的评价水平对消费者区位选择决策的影响并不显著。因此,针对不同消费者要开发和建设不同类别的商业区,以满足不同层次居民的消费需求;另外,良好的商业区位、多元化商品价格、高质量服务水平、完善的休息场所和配套设施、充足的停车场设施等是吸引居民消费的重要条件,也应该是商业区环境建设的重点内容。  相似文献

消费升级时代孕育了生活性服务新业态,改变了生活服务业的城市空间格局。论文以菜市场作为生活服务空间的代表,选取武汉市这一中国城市消费升级样本及城市疫后复苏“风向标”作为典型案例区,结合GIS空间计量和STATA统计分析,探讨菜市场综合体系的形成过程、类型差异和影响因素。研究发现:① 武汉市菜市场经历了传统农贸市场主导—零售新业态扩张—社区尺度回落的历程,形成以大卖场生鲜部、农贸市场、生鲜超市及社区菜场为主的复合型生活服务空间,并在疫后展现出一定韧性;② 武汉市菜市场整体上由双核心向多核心转变,由城市中心向外围延伸,且呈现出农贸市场“团簇状”、生鲜超市“条型”、大卖场“点状”、社区菜场“蝶形”的分类型差异化格局;③ 全业态菜市场布局受社会、经济、区位和发展基础影响显著,传统业态受市场和区位要素影响显著,零售新业态受经济要素和前期菜市场集聚程度的影响显著,且消费升级态势下新建菜市场选址更加偏好购物中心代表的体验式消费场所。研究结果对于丰富现代菜市场体系的类型研究,拓展城市生活服务空间研究的学科视域具有一定理论意义,同时对于优化城市生活服务空间结构以满足居民日益增长的美好生活需要和服务品质追求具有一定现实价值。  相似文献

目前多数基于GIS的商业区位模型与技术研究,未全面考虑交通网络、道路等级、网点吸引力与竞争因素。针对此局限,借助GIS软件,依托可达性方法与伽萨法则,尝试综合考虑上述因素探讨大卖场可达性与商圈特征。以上海中心城区大卖场为例,采用同心圆法、扇形法与最近邻域法探讨卖场空间特征;利用行进成本分析法计算卖场可达性,并根据伽萨法则叠加了卖场引力因素,得到伽萨法则商圈。结果表明:大卖场集中分布于距市中心4.5~10km范围,各方向扩张不均衡。城区整体可达性较好,浦西优于浦东。外环附近商圈面积大,外环附近与市中心区商圈市场规模大,内环附近商圈面积与市场规模小。伽萨法则商圈市场规模"两极分化"既表明卖场市场竞争激烈地区与网点短缺区并存,也说明网点市场规模与职能存在等级差异。  相似文献

随着互联网、人工智能等技术的渗透,新零售这一城市新兴商业业态的发展对区位产生了差异化的选择。论文以星巴克和瑞幸咖啡为例,采用空间最邻近指数、核密度分析,比较上海传统零售与新零售在空间布局上的不同特征,并采用空间计量模型,进一步探究两者在区位选择因素上的差异。结果显示:①瑞幸和星巴克门店的空间布局在市域尺度上均具有明显的中心指向,但也存在差异。作为新零售的代表,瑞幸在城市各圈层的分布更为均质,不如传统零售星巴克强调城市中心区位。②传统零售与新零售具有相似性和差异性布局特征,全局而言,瑞幸的聚集程度高于星巴克。而在城市的中心区域,传统零售呈现单中心集聚特征,新零售则呈现多中心分散特征,远不如传统零售聚集。③新零售与传统零售的选址因素存在较大的差异。传统零售星巴克与商场密度有高度显著的相关性,具有商业中心偏好,而影响瑞幸咖啡选址最重要的因素是写字楼密度,且商场租金对其呈负向影响,新零售瑞幸咖啡对商务办公区域的偏好超过商业中心。  相似文献

The neighborhood supermarket shopping center is an increasingly important element of the suburban retail landscape. An analysis of patronage differentials for such centers in San Antonio, TX, reveals that both competitive share and retail mix factors are important. Correlation analysis of a patronage density index with locational and management variables indicates that center and store visibility, distance from a regional mall, retail mix (offering of goods appropriate to a small center), and size of center (smaller is better) were the most important explanatory factors in center viability.  相似文献

In a competitive business environment, retailers brand themselves using unique location strategies. New retailers, especially, use their location strategy to construct a different brand concept from that of the first mover. Therefore, retail chains in the same industry show different location patterns. This article aims to investigate how a new retailer uses its location strategy to differentiate itself from the first mover by comparing the location patterns of two coffee chains. The location patterns of Starbucks Coffee (a “first mover” that employs a premium brand concept) and Ediya Coffee (a “new retail chain” that promotes an economical brand concept) are analyzed for the study. We use a Bayesian spatial model to explore the two retailers' location patterns in Seoul, Korea. Considerable differences are found in the spatial distribution patterns of the two coffee franchises. Starbucks has formed store groupings in prime areas such as the city center based on its cluster location strategy, reflecting its premium brand concept. Conversely, many Ediya Coffee shops have been located in less desirable areas such as fringe areas with low land prices, reflecting their economical brand concept and differentiating the company from Starbucks. These findings lead to a useful marketing implication for a retail startup formulating its location strategy for differentiation. Furthermore, this study's company-level analysis of retail location patterns provides a better understanding of complex retail geography.  相似文献

This study investigates the impact of driving time and retail agglomerations on consumer store choice within a retail network. A pairwise comparison of confluencing store trade areas is conducted based on loyalty card information and exit questionnaires for six retailers operating in different product categories in Belgium. Results show that there is a stronger emphasis in the preference hierarchy on driving time towards a store for the daily goods retailer. Moreover, there is varying intra-network spatial competition depending on the type of location strategy pursued by the different retailers. Results show that for some retailers retail agglomeration effects are more outspoken than for others. However, impact of driving time on consumer intra-network store choice was independent of retail agglomeration size. Finally, results indicate that opening stores outside the pursued location strategy should be approached with care as significant impacts on sales cannibalization can emerge within the store network. These findings are important for crafting an overall expansion strategy for expansion managers as well as for marketing managers occupied with network changes at operational level.  相似文献

Abstract

Recent developments in geographical information systems have drawn upon concepts of fuzzy set theory and multi-criteria methodology. In this paper we argue that there is a method, Saaty’s Analytic Hierarchy Process (AHP), that is compatible with both these research directions. The contributions of the AHP are highlighted in the light of recent developments in GIS, with particular attention to the concept of fuzzy set theory. An example of a GIS application is provided to show how the AHP can deal operationally with fuzziness, factor diversity and complexity in problems of land evaluation involving the location of a public facility.  相似文献

This research aims to provide insight regarding Wal-Mart's retail development strategy in its expansion across the continental United States. The study examines store location patterns and relationships between Wal-Mart's store and distribution center locations and markets. The study shows that, although radial expansion is broadly characteristic of the dense store patterns that have been well established for Wal-Mart at the national level, expansion patterns at the regional level are consistent with a selective process based on factors other than store density. These results provide a new perspective on Wal-Mart's expansion, providing insights of value to retail practitioners and local government.  相似文献

The term physical accessibility has long been used by geographers, economists, and urban planners and reflects the relative ease of access to/from several urban/rural services by considering the traveling costs. Numerous accessibility measures, ranging from simple to sophisticated, can be observed in the geographical information systems (GIS)-based accessibility modeling literature. However, these measures are generally calculated from a constant catchment boundary (a most likely or average catchment boundary) based on constant deterministic transportation costs. This is one of the fundamental shortcomings of the current GIS-based accessibility modeling and creates uncertainty about the accuracy and reliability of the accessibility measures, especially when highly variable speeds in road segments are considered. The development of a new stochastic approach by using global positioning system (GPS)-based floating car data and Monte Carlo simulation (MCS) technique could enable handling the variations in transportation costs in a probabilistic manner and help to consider all possible catchment boundaries, instead of one average catchment boundary, in accessibility modeling process. Therefore, this article proposes a stochastic methodology for GIS-based accessibility modeling by using GPS-based floating car data and MCS technique. The proposed methodology is illustrated with a case study on medical emergency service accessibility in Eskisehir, Turkey. Moreover, deterministic and stochastic accessibility models are compared to demonstrate the differences between the models. The proposed model could provide better decision support for the decision-makers who are supposed to deal with accessibility, location/allocation, and service/catchment area related issues.  相似文献

GIS-based multicriteria decision analysis (MCDA) methods are increasingly being used in landslide susceptibility mapping. However, the uncertainties that are associated with MCDA techniques may significantly impact the results. This may sometimes lead to inaccurate outcomes and undesirable consequences. This article introduces a new GIS-based MCDA approach. We illustrate the consequences of applying different MCDA methods within a decision-making process through uncertainty analysis. Three GIS-MCDA methods in conjunction with Monte Carlo simulation (MCS) and Dempster–Shafer theory are analyzed for landslide susceptibility mapping (LSM) in the Urmia lake basin in Iran, which is highly susceptible to landslide hazards. The methodology comprises three stages. First, the LSM criteria are ranked and a sensitivity analysis is implemented to simulate error propagation based on the MCS. The resulting weights are expressed through probability density functions. Accordingly, within the second stage, three MCDA methods, namely analytical hierarchy process (AHP), weighted linear combination (WLC) and ordered weighted average (OWA), are used to produce the landslide susceptibility maps. In the third stage, accuracy assessments are carried out and the uncertainties of the different results are measured. We compare the accuracies of the three MCDA methods based on (1) the Dempster–Shafer theory and (2) a validation of the results using an inventory of known landslides and their respective coverage based on object-based image analysis of IRS-ID satellite images. The results of this study reveal that through the integration of GIS and MCDA models, it is possible to identify strategies for choosing an appropriate method for LSM. Furthermore, our findings indicate that the integration of MCDA and MCS can significantly improve the accuracy of the results. In LSM, the AHP method performed best, while the OWA reveals better performance in the reliability assessment. The WLC operation yielded poor results.  相似文献

商业中心是城市零售活动的重要载体,优化商业资源在城市内部空间的合理配置,摸清不同零售经营形态的区位选择,显得尤为重要。以面向公众服务的商业机构兴趣点(POI)数据为研究对象,提出一种城市商业中心与零售业态集聚区识别的方法;以广州市为例,分析商业活动的热点地区以及零售业态集聚区的空间分布特征。研究表明:① 根据核密度估计法提取的商业中心在等级上表现出由城市中心圈层向外围圈层扩散的趋势,结果符合客观事实。② 以街区为单元,商业网点密度符合局域Getis-Ord G*指数统计特征的热点区域主要分布在越秀区和天河区,广州市零售业发展的双核心空间格局已经形成。③ 不同的零售业态对商业集聚的区位选择具有显著差异性,百货商店、超市、便利店等零售经营形态的空间集聚特征与该业态的市场定位、经营模式及选址策略基本吻合。总体来看,基于POI数据的广州零售业集聚空间分析结果能够反映实体零售企业行为与广州商业经济分布的相关性,有助于提高政府部门商业规划和零售商选址前期研究的客观性和科学性。  相似文献

The association between spatial patterns of retail activity and the spatial configuration of street networks was examined by means of the space syntax methodology in eight Israeli cities that represent two city types, characterized by different planning approaches and urban growth: (i) new towns, which were established according to a comprehensive city plan and modern planning concepts of “tree-like” hierarchical street networks and “neighborhood units”; (ii) older cities, where street networks and the spatial patterns of retail activity were formed incrementally during their growth. Unlike in older cities, retail activity in new towns concentrates in relatively less-accessible and intermediate locations. This is indicated by a weak correlation between retail activity and the street network’s Integration and Choice centrality measures. The comparison between Israeli cities illustrates the influence of urban growth and planning approaches on the formation of retail activity and its interaction with the structure of the street network.  相似文献

零售业是城市商业结构中最有活力的组成部分,合理有序的零售空间结构对促进经济的发展、提高资源的配置、满足居民的生活需求至关重要。POI作为新的空间数据源,能够客观地、准确地对商业空间结构进行识别和探究。西宁市位于青藏高原东北部,是连接青藏高原与中国大陆的重要门户。西宁市集中大量的人口,且存在有潜力的消费市场。基于POI大数据,运用核密度、局域Getis-Ord G^*指数、Ripley’s K函数和区位熵的分析方法,以西宁市为研究案例探究零售网点的空间分布特征。零售业详细地分为以下8种类型,分别是食品、饮料及烟草制品,纺织、服装及日用品,文化、体育用品及器材,家用电器及电子产品,五金、家具室内装饰材料,医药及医疗器材,汽车、摩托车燃料及零配件,综合零售。结果表明:西宁市零售业集聚区空间分布特征显著,呈现"多集聚、多核心"商业空间形态。密度等级由中心区沿交通干线逐渐向外围递减;高密度集聚区分别分布在水井巷附近街区、商业巷附近街区、祁连路—北禅路交汇的附近街区(北山市场)和以万达广场为核心的海湖新区。行业属性不同使得零售点集聚和分布变化表现出较大的差异性,与人们日常生活密切相关的业态零售点呈现社区化、微型化和便利化的特征,且区位选择性较大,如:食品饮料及烟草制品、医药及医疗器材和综合零售行业,而家用电器及电子产品、文化体育用品和纺织服装等行业区位选择尺度小,集中在特定的区域;基于道路数据构建的街区单元冷热点区域分布特征显著,它受城市建设用地扩张,人口密度,交通可达性和城市规划等因素的影响,海湖新区将成为最有发展潜力的商业区;在街道尺度,各业态零售业专业化功能区块显著,发展成熟的街道表现出多优势行业集聚特征,西宁市多业态集聚区域较少,只有人民街街道。这项研究一方面有助于填补基于POI数据青藏高原河谷型城市商业空间结构研究的空白;另一方面,为政府战略制定,零售商选址和城市规划提供一些参考。  相似文献

环境管制已成为影响污染产业区位变动的一项因素.目前国内外相关研究多采用统计数据的模型分析方法,但对环境管制发挥作用的方式和程度却存在很多争论.本研究以广东佛山市陶瓷产业为研究对象,运用半结构式访谈分析方法,采用区位变动中的推拉模型,探讨环境管制在(产业) 迁出地对佛山陶瓷产业区位变动的推动机理,以及在(产业) 迁入地对佛山陶瓷产业区位选择的拉动作用机制.结果发现,① 环境管制是影响污染产业区位变化的重要因素,并且在迁出地和迁入地之间形成一个相互联系的过程,迁出地环境管制将通过企业行为影响迁入地环境管制.② 探讨环境管制对企业区位变化的影响机制从政府和企业行为互动的角度具有很好的解释,而非仅考虑治污成本的影响.③ 在中国式地方分权的背景下环境管制成为地方政府调控本地产业发展的重要政策手段.但“污染避难所”假说是否成立仍然是一个难题.  相似文献

Land use changes from natural ecosystems to industrial agriculture have impacted water quality and wildlife populations in the Mississippi River basin. Government programs providing technical assistance and monetary incentives have not resulted in adequate adoption rates of conservation practices. While there has been a plethora of research examining the factors associated with conservation adoption, significantly less is understood about the relative importance of these factors. Using the Analytic Hierarchy Process (AHP) with agricultural producers in three Midwestern watersheds, we assess the relative importance of environmental and production decision criteria when making decisions to adopt conservation practices. Although AHP provides insight into how decisions may be made at the watershed scale, this methodology also provides insight into how individuals make conservation decisions and may also provide a method for delivering tailored conservation advice and communications.  相似文献
